Why is my water heater leaking?

Short answer

Leaks come from the supply connections, the temperature and pressure relief valve, the drain valve, or the tank itself. Fittings and valves are usually repairable; a tank leaking from its body means the unit needs replacement.

Locate the source

  • Top fittings → connection or flex line
  • Discharge pipe from the T&P valve → excess pressure or temperature
  • Bottom drain valve → worn valve
  • Base of the tank with no other source → internal corrosion

What to shut off

  1. Close the cold inlet valve at the top of the heater.
  2. Turn off the breaker or set the gas control to off.
  3. Keep clear of scalding discharge water.
